Short answer: Spanish Wells Plantation is a private residential community of about 195 homes on a 350-acre peninsula where Broad Creek meets Calibogue Sound, on the west side of Hilton Head Island at the end of Spanish Wells Road. The Spanish Wells Property Owners Association runs roads, security and plan approval; its own site has described patrols and camera-monitored entrances rather than a staffed gatehouse. The Spanish Wells Club, with a 9-hole golf course, tennis, pool and a deep-water day dock, is a separate member-owned club that non-residents can join; its 2026 initiation fee is $5,000.
Key facts
- Size: about 350 acres on a peninsula and about 195 homeowners, according to the POA's own site (2010 archive). The POA was incorporated in 1973.
- Location: west side of the island where Broad Creek meets Calibogue Sound, inside the Town of Hilton Head Island (Beaufort County GIS).
- Security: the POA's site described private officers on motorized and bike patrols, deputized through SLED, and cameras monitoring the entrance 24 hours a day (2012 archive). We found no official description of a staffed gatehouse.
- Club: the Spanish Wells Club is a private, member-owned, non-profit, non-equity club. You don't have to live in Spanish Wells to join (Spanish Wells Club).
- 2026 club rates: $5,000 initiation; monthly dues of $350 for a resident full golf membership, $250 for racquet sports, $120 social, plus a $20 monthly restaurant minimum (Spanish Wells Club).
- Flood zones: in our check of about 190 improved parcels, about 93% are in Zone X, 4% shaded X and about 3% AE (Town FEMA 2021 layer).
- Not to be confused with: the historic Gullah neighborhood of Spanish Wells, one of 12 communities served by the Town's Gullah Geechee Historic Neighborhoods CDC.
Where is Spanish Wells?
It sits on high ground at the end of Spanish Wells Road, on a peninsula between Broad Creek and the Intracoastal Waterway where it opens into Calibogue Sound. By road, the start of Brams Point Road is about 5 miles from Coligny Circle, about 5 miles from the US 278 bridges and about 7 miles from Hilton Head Island Airport (our measurements on OpenStreetMap road data). It's inside the Town of Hilton Head Island, so Town zoning, permits and the Town's 0.25% transfer fee apply.
The club's site notes that the property includes Battery Holbrook, a Civil War artillery position named in an 1864 Army order.
Spanish Wells Plantation or the Spanish Wells community?
Both names are in use, and they aren't the same place. Spanish Wells Plantation is the private POA community described on this page. The broader Spanish Wells area along Spanish Wells Road is also one of the island's historic Gullah neighborhoods, listed by the Town among the 12 communities its Gullah Geechee Historic Neighborhoods Community Development Corporation serves. Homes there are outside the POA and its rules. See historic Gullah neighborhoods and, for older family land, heirs' property.
Is Spanish Wells gated?
Its roads are private, but the official material we found doesn't describe a staffed gatehouse like Sea Pines or Hilton Head Plantation. The POA's archived security page described officers on motorized and bike patrols, deputized through the State Law Enforcement Division with arrest powers inside the community, and cameras monitoring the entrance and key facilities around the clock. The POA's current website wasn't reachable when we checked in October 2026, so ask the POA how entry and guest access work today.
What does the POA cover, and what does it charge?
The Spanish Wells Property Owners Association handles the community's roads, security, and plan approval for new homes and exterior changes. Its archived site listed recorded covenants, a 1999 covenants amendment, bylaws and rules, architectural standards and permit protocols. We couldn't find a current, official statement of the annual assessment, any transfer or capital fee at sale, or the rental rules, so we don't give numbers here. The resale documents and the recorded covenants for the specific lot are where to find them. See community transfer fees for what to ask.
How we help
Because so little about Spanish Wells is published, we request the POA's resale documents and the recorded covenants for the specific lot early, so you know the assessment, any fee at closing and the rental and building rules before your inspection period ends.
Do you have to join the Spanish Wells Club?
The POA's archived site described club membership as a choice: residents who didn't join could still play golf or tennis a limited number of times a year at member-guest rates. The club today says you don't have to live in Spanish Wells to be a member. Confirm in the current POA documents that nothing ties membership to a lot.
The club's 2026 rates are a $5,000 initiation fee and monthly dues of:
| Category | Monthly dues (2026) | What it includes |
|---|---|---|
| Resident | $350 | Full golf, no greens or court fees; tennis, pool, dock, dining |
| Intermediate | $250 | Under age 50; moves to the resident rate at 50 |
| Racquet sports | $250 | Tennis, pickleball and social; no golf |
| Non-resident | $240 | 180 days a year or less, primary home more than 50 miles away |
| Social | $120 | No golf or tennis |
All categories carry a $20 monthly restaurant minimum, and carts and guest fees are extra. The club says rates are subject to change and has a clubhouse renovation planned.
What's the water access like?
Many lots face Broad Creek, the Intracoastal Waterway or Calibogue Sound. The club has a deep-water day dock and covered pier head on Calibogue Sound for members. The POA's archived site also described a 100-foot community dock behind the clubhouse open to residents in daylight, and a community pool. There's no ocean beach; Coligny Beach Park is about 5 miles away by road.
Can you rent a home in Spanish Wells?
Check the covenants first. We couldn't verify the POA's rental rules from an official source. If the home is in Spanish Wells Plantation, the Town's short-term rental permit application asks for a letter of HOA approval where one applies, so the POA's position matters before you count on any rental income.
What flood zones are in Spanish Wells?
Mostly Zone X, which fits the club's description of high ground. Of about 190 improved parcels we checked in the Spanish Wells Plantation interior and waterfront areas against the Town's FEMA map layer (effective March 23, 2021), about 93% were Zone X, 4% shaded X and about 3% AE, with 8 to 10 foot base flood elevations on a few waterfront lots. Check the exact parcel; see is Hilton Head in a flood zone.
Questions
Does Spanish Wells have a security gate?
Its own published material describes patrol officers and camera-monitored entrances rather than a staffed gatehouse. The roads are private. Ask the POA how guest access works today, since its current website wasn't reachable when we checked.
How much does it cost to join the Spanish Wells Club?
For 2026, the initiation fee is $5,000 and resident full golf dues are $350 a month, with cheaper racquet, social and non-resident categories. You don't have to live in Spanish Wells to join.
How many homes are in Spanish Wells?
The POA's own site counted about 195 homeowners on 350 acres when it was last archived in 2010. We checked about 190 parcels with buildings in the Town's current parcel data for the plantation, which is consistent with that.
