Where is Indigo Run?
It's in the middle of the island, between US 278 and Broad Creek, with its main entrance on Indigo Run Drive and a back gate on Marshland Road. By road, the Indigo Run Drive entrance is about 2.5 miles from Hilton Head Island Airport, about 2.5 miles from the US 278 bridges and about 9 miles from Coligny Circle (our measurements on OpenStreetMap road data). It's inside the Town of Hilton Head Island.
Which neighborhood are you buying in?
Indigo Run is made up of six gated neighborhoods, and the neighborhood decides your extra dues, minimum house size and amenities. Every owner pays the IRCOA assessment; some add a neighborhood fee.
| Neighborhood | Home sites | 2026 extra annual fee (home) | Notes from IRCOA |
|---|---|---|---|
| Golden Bear | 537 | None | Minimum 2,000 sq ft; around the Golden Bear course |
| Golf Club Community | 272 on 600 acres | $200 | Own gate; golf club membership not required |
| Broad Pointe | 64 | $1,394 | Own gate, along Marshland Road; 500-foot pier on Broad Creek, pool and spa; minimum 2,500 sq ft |
| River Club | 50 | $1,596 | Own gate off Marshland Road; on Broad Creek, some private docks; minimum 2,500 sq ft |
| Berwick Green | 16 villas, 20 townhouses, 15 garden homes | Regime fee by home type | The only multifamily area; private pool |
| The Owners Club | Listed by IRCOA as one of the six neighborhoods; check its documents for fees | ||
River Club also charges its own capital improvement transfer fee at sale ($3,192 for a home in 2026) on top of the IRCOA transfer fee.
What's the Indigo Run transfer fee?
For 2026, a buyer pays IRCOA $8,454 for a home (three times the $2,818 assessment) or $7,182 for a lot, plus a $375 administrative fee, at closing. The declaration makes it the purchaser's obligation, secured by the association's lien, and dedicates it to capital reserves and emergency and capital spending. The seller must notify the association at least 14 days before the transfer.
The declaration exempts transfers between co-owners, to a spouse, child or estate on an owner's death, to immediate family for nominal consideration, to an entity wholly owned by the seller, and to a lender on foreclosure. The Town's 0.25% transfer fee is separate. See community transfer fees.
The declaration also reserves a repurchase option: when an owner gets an acceptable written offer, the association has 30 days to buy at the same price and terms, and signs a recordable waiver if it declines.
How we help
We confirm which Indigo Run neighborhood a home is in, request IRCOA's and the neighborhood's resale documents, and total the transfer fees, neighborhood dues and any regime fee so you see the full cost before you sign.
How do the gates work?
Owners get a gate transponder or decal at the security gatehouse. Guest passes and service providers are registered through the Spark gate pass system; IRCOA sets up the account. New owners get a temporary pass by showing ID and a closing document signed by buyer and seller, and permanent decals or RFID tags after an orientation at the IRCOA office.
Can you rent an Indigo Run home?
Only for six months or more. The rules require a lease of at least six months that obligates the tenant to follow IRCOA's rules and covenants, a copy filed with the IRCOA office before the lease starts, and no subletting. Tenants get a temporary pass until they complete an orientation, then can buy RFID tags. IRCOA describes the community as one without short-term vacation rentals, and the Town's short-term rental permit doesn't change that.
Is golf membership required?
No. IRCOA says membership in either club is optional. Invited runs The Golf Club at Indigo Run, a private course co-designed by Jack Nicklaus and Jack Nicklaus II that opened in 1995, and the Golden Bear Golf Club, plus the Sunningdale racket and swim center. Members of either club can use Sunningdale. Club costs are set by Invited, not IRCOA.
What flood zones are in Indigo Run?
Almost all homes are in Zone X. Of about 850 improved parcels we checked against the Town's FEMA flood map layer (effective March 23, 2021), about 99% were in Zone X and about 1% in shaded X. IRCOA's own hurricane page reminds owners that the average elevation is only about 14 feet and that the tallest house is 35 feet. Waterfront lots on Broad Creek in River Club and Broad Pointe deserve a parcel-level check. Use the Town's lookup and see is Hilton Head in a flood zone.
What's for sale here?
Mostly single-family homes on golf, lagoon and creek lots, a small number of villas and townhouses in Berwick Green, and a few vacant lots. New homes and exterior changes go through IRCOA's Architectural Review Board, which meets at least monthly. Trees 6 inches or more in diameter, measured 4 feet up, generally can't be cut without ARB approval.
